Restaurant Units:  2,200-3,700 SF available.  Unit differ in facilities, visibility, and leasing requirements as they are located in different zones.   

Cafe Unit:  1050 SF.  This high visbibility unit is located on Bellaire Blvd.  Buildout required.  Perfect for dessert shops.

Retail Unit:  1050 SF.  This unit is in between anchor Miniso and Artisan 360.  Large storefront, great for retail store.

Kindly note:  Leasing is done by our management office.  We do not have landlord brokers and we welcome direct enquiries.  Leasing process is standardized, with established zone rates and consistant lease terms.

Shopping center has business category designation.

Conflicting business categories:  Grocery, hair salon/barber shop, pastries or sandwich shops, sushi, Korean BBQ, coffee shop, ramen, stews and hotpot.  This list can change as business mix changes.

Cannot accommodate business categories:  Smoke and vape, CBD, and gambling/ entertainment/ membership-only clubs.  As we have two high school neighbors within a brief walking distance, thank you for your understanding.

The tenant application requires completing 4 documents:

  1. D2 leasing application
  2. Personal financial statement
  3. Background and credit check (an online link will be sent after receiving the above two documents).
  4. Business plans detailing:  i) business model; ii) marketing plan; iii) 5 yr P&L forecast; iv) management background; v) design theme and concept; vi) premise investment budget separating fixtures from equipment and inventory; and vii) source of funding and buildout timeline.
