D-Square is an Asian themed destination, offering authentic Asian cuisines and trendy stores.  We welcome store with unique offering that do not compete with an existing tenant’s.

For each unit, we have differ buisness category requirement, premise investment threshold, and design requirement.  Below click on the relevant questions below to discover more:

Currently, 2 units are available for restaurant buildout:

  • 9110D Bellaire, 3,641 SF, located in the Phase 2 development facing Bellaire.  New 2022 facilities, including a centralized grease trap.
  • 9112 Bellaire, 3,060 SF, located in the restaurant corridor facing Ranchester.  Built out required.

9188B, 945 SF, is reserved for Asian franchise café concept (see next FAQ on specific leasing requirements).  It is a 2nd generation cafe buildout.

Unfortunately, we currently do not have any available units for retail stores nor offices.

Below pls find some examples of the business categories that we cannot accommodate in the best interest of our existing tenants and nearby high schools:

  • Grocery, bubble tea house, coffee shop, hair salon/barber shop, pastries or sandwich shops, sushi, Korean BBQ, ramen, stews and hotpot.
  • Smoke and vape, CBD, and gambling/ entertainment/ membership-only clubs.

Unit 9188B, as featured in the “Bellaire Corner Anchor” video on this page, is a strategic unit for us.  As a result, we have a high leasing threshold and requirements:

  • Established Asian themed franchise with global footprints;
  • Themed cafe styled operation (It is 945 SF and not suited for a full service restaurant);
  • Business model anchors on unique product, “wow” customer experience;
  • Contemporary interior design;
  • Seasoned management and operator experience with proven store operation.

Unit 9110D, as featured in the “Prime Restaurant Unit” video on this page, is a strategic unit for us.  It is part of Phase 2 buildout, with new centralized grease trap, water and sewer main lines.  Leasing requirement:

  • Established Asian themed restaurant franchise with national footprints;
  • Business model anchors on unique product, value for experience pricing, and a “wow” customer experience;
  • Contemporary interior design;
  • Seasoned management and operator experience with proven store operation.

Unit 9112, as featured in the “Lifestyle Corridor” video on this page, 3,060 SF, lies in the restaurant row area.

  • Restaurant designated unit;
  • Business model anchors on unique product, value for experience pricing, and a “wow” customer experience;
  • Contemporary interior design;
  • Seasoned management and operator experience with proven store operation.

Leasing is done directly by our management office.  We do not have landlord brokers and we welcome direct enquiries.  Below are the starting steps:

  1. Pls check business category first as there are popular categories such as Bubble Tea and Hotpot that we cannot accommodate.  This way, you will not be disappointed.
  2. Contact us via email, as that allows us to differentiate and focus on enquiries with genuine interest.  Do provide:
    • Specific type of business,
    • Desired SF
    • If it is a new development, or the expansion of a local/regional/national/global franchise
    • Management background, and
    • Business title (broker vs potential tenant) and contact information.
  3. Once we confirm strategic and business fit, we will arrange for a site visit where in-person meeting and discussion can take place.

Rent rates discussion comes after determination of business and tenant fit.  Tenant meeting is mandatory.

Our shopping center is an iconic Asian destination in Houston; we carefully curate our store offerings and continuously invest in our facilities to ensure attractive offering and a strong community.  We do not compete on rent rates nor broker commission.  Thank you for cooperating with our leasing process.

This step takes place after site visit, as we do need to meet the potential tenant in person.  The tenant application requires:

  • Filling out 3 standard forms:  Applicant’s background, financial strength, and authorization for background check
  • Provision of a business plans detailing:
    • Business concept, anchor product/service;
    • Marketing plan;
    • 5 yr P&L forecast
    • Management background
    • Venue design theme and concept
    • Investment budget and source of funds.
